Wholesaler or real cash buyer?
The short answer
Many "we buy houses for cash" offers come from wholesalers. They don't have the cash themselves. They lock your home under contract for 10 to 30 days, find a real cash buyer, and charge a fee on top, and that fee comes out of your equity. A real cash buyer closes with its own verified funds.

How wholesaling works
In Joe's words: "These are wholesalers. They don't have the cash themselves. What their goal is to do is to lock you up under contract for 10, 20, 30 days and go get a buyer that is a cash buyer, and charge a fee on top of that."
Questions to ask any cash buyer
Are you the buyer of record, or will you assign this contract to someone else? Where are the funds coming from, and can you show proof? What happens to me if you cannot close?
A better way to sell off market

Questions
Quick answers.
What is a real estate wholesaler?
Someone who puts your home under contract without intending to buy it, then sells that contract to a real buyer for a fee.
Do wholesalers pay less?
The wholesaler's fee is built into the price, so it comes out of your equity.
How do I sell my house as-is without a wholesaler?
Sell to verified cash buyers who close with their own funds, or have a Realtor run an off-market sale to vetted buyers.
