Do you need a Realtor for new construction?

The short answer

Yes, in most cases. The on-site sales team is hired by the developer to get the developer the most money possible. The developer pays a set commission either way, so having your own Realtor typically costs you nothing out of pocket, and that Realtor negotiates for you.

Who the sales office works for

"When you walk into a new construction sales office, you have to understand that the developer hired those realtors or sales staff to get them the most money they can possibly get."

What it costs you

"The developer is going to pay a set commission, whether it's to themselves and their realtors, or to me representing you." In Joe's words, it is "almost like getting a free realtor."

Where the money is

Builder incentives can be worth tens of thousands of dollars. The sales office will tell you where they can be used. Your own Realtor looks at the other ways they can be placed to help you in the long run, along with price, upgrades and the fine print.
